Terms and Conditions

1. Reservations

  • This General Terms and Conditions of Accommodation Agreement will come into effect once we have received a binding reservation for your arrival.
  • You can make a reservation by phone, email or via our online booking system.
  • You can confirm your reservation by credit card or advance payment.
  • The minimum number of nights depends on the season of booking, which is specified in the contact and booking tab.

2. Arrival

  • Reservations are valid from 14:00 on the day of arrival until 10:00 on the day of departure.
  • You will receive instructions for key collection by email a few days before your arrival.

3. Payment

  • You can pay for your accommodation by credit card or Paypal.
  • In the event of cancellation of a reservation paid by credit card and Paypal, the customer is liable for the refund fee.

4. Prices

  • Accommodation rates include VAT.
  • The room rate does not include drinks, food, telephone and babysitting.
  • Special and promotional offers are valid unless the stay is shortened.
  • Discounts are not cumulative.

5. Tourist tax

  • The price of accommodation is increased by the amount of tourist tax, which is fixed by the Decree of the Municipality of Osilnica and the Municipality of Kostel.

6. Response

  • for cancellation 30 days prior to arrival, the full amount of the prepayment will be refunded,
  • cancellations made less than 30 days before arrival will be charged 30 percent of the reservation amount,
  • cancellations made 21 days prior to arrival will be charged the full amount of the reservation.
  • For early departures, a charge will be applied for each night cancelled.
  • Cancellation must be in writing.
  • If you are unable to travel due to a corona virus epidemic, please inform your host at least 3 days before your arrival.

7. Pets

  • If you wish to bring pets, you must inform your host in advance.
  • Pets are allowed for an extra charge.

8. Smoking

  • Smoking is not allowed in the holiday home. You can smoke outside.

9. Right to refuse

  • We reserve the right to refuse your reservation and, in special circumstances, the right to cancel, modify or change your arrangement.
  • If we need to cancel, adjust or change a booking, we will do our best to offer an alternative date. If you do not accept our alternative offer, we will refund any money you have paid.

10. Number of guests

  • The owner reserves the right to refuse entry or expel the whole group if the number of persons exceeds the number specified in the agreement.

11. Loss of and damage to guests’ property

  • Unfortunately, we cannot be held responsible for lost or damaged property or for injuries sustained by you or anyone in your party while staying on our property.
  • You can keep your money and valuables in the safe.

12. Complaints

  • If there are any faults in the accommodation, guests must inform the host immediately and allow the host to rectify the problem within a reasonable time. If the guest fails to do so, he/she will not be entitled to change the duration of the accommodation.

13. Access and right of entry

  • We reserve the right to enter the holiday home at reasonable times and for legitimate reasons.
  • The owner of the property and maintenance staff may enter the holiday home for legitimate reasons, in particular for urgent maintenance and inspection.

14. Illegal use

  • This Agreement will be terminated without refund of costs or rental deposits, in case of illegal drug use, abuse of any person, refugee shelter, etc.

15. Rest hours

  • Rest periods in the holiday home are from 22:00 to 07:00 daily.
  • No parties or “house parties” are allowed.

16. Credit card agreement

  • The Client accepts all the terms and conditions of the Rental Agreement and accepts all obligations for rent and expenses related to the rental of the House and any damages beyond normal wear and tear during the duration of the rental in the Villa. The Customer agrees that these charges will be billed to the credit card. In the absence of any other means of payment, the Customer authorises Naval Spycom Ltd. to charge the Customer’s credit card for payment of all items listed. Naval Spycom Ltd. may obtain any funds or credit cards from other agents (AirBnB, Booking.com, Expedia …).

17. Changes or cancellation by the Owner

  • The Owner shall have the right to modify or terminate this Agreement at any time for any reason whatsoever, whether due to Force Majeure or otherwise beyond the control of the Owner. In this case, the Owner shall refund any money already deposited by You. The Owner’s liability is limited to the return of the deposit. The Owner shall not be liable for any other damages.
